Scope: Full Building Envelope Reseal

Overcoming Challenges

A compressed schedule and a continuously occupied campus created significant access and coordination challenges. The building did not have existing rooftop infrastructure for swing-stage access, despite the scale of the resealing work required.

Syntech engineered custom tieback and lifeline systems to support the necessary access while coordinating with university engineering staff throughout the project. The work required careful planning and real-time communication to maintain progress while the campus remained operational.

Chino Hills City Hall

Scope: Full Window System Sealant Repair

Leak Free: 15 Years in the Making

Custom metal eyebrows around the second-floor windows had been contributing to leaks for years. Rather than treating the windows as an isolated component, Syntech evaluated the window system as part of the larger building envelope to identify the source of the water intrusion.

The project included repairing the window sealant system and addressing the transitions around the metal eyebrows. The result was a targeted solution designed to address the underlying leak condition rather than simply treating the visible symptoms.

Pelican Hills Mansion

Scope: Window Wet Seal & Window Perimeter

Down to the Millimeter

The project involved windows spanning more than 20 feet, requiring exceptionally precise sealant work. Sealant lines needed to remain accurate to within 1/32 of an inch to achieve the required symmetry and finish.

The scope demanded a high level of craftsmanship and attention to detail while maintaining the property's architectural design intent.

Toyota Arena VIP Section

Scope: Deck & Wall Waterproof Coating

Out of Sight, Out of Mind

Toyota Arena's event schedule created a demanding project environment. The waterproofing system needed to be durable, aesthetically appropriate, and capable of curing quickly enough to work around the venue's limited maintenance windows.

Syntech installed a custom Tremco pedestrian deck and wall coating system designed for the space. The project required coordinating the work around the arena's operations while delivering a waterproof and durable finished surface.

Camino Nuevo School District

Scope: Roof Restoration

Ten More Years Under the Dome

The school needed a practical, budget-conscious way to extend the service life of its distinctive domed roof for approximately a decade before a planned sale. The work also had to be completed within a two-week schedule.

Syntech installed a Tremco Ice Roof liquid-applied coating system to provide the required performance without over-engineering the solution. The curved roof geometry, slippery surface conditions following application, and compressed schedule required careful sequencing and enhanced safety protocols.

The project delivered a durable roof-restoration solution aligned with the property's timeline and budget requirements.

One Wilshire

Scope: Full Building Envelope Reseal

Zero Tolerance at the Digital Crossroads

One Wilshire is a critical telecommunications hub, making the condition of its building envelope particularly important. The aging envelope included stone and marble joints as well as a decades-old 2-inch lock-strip gasket window system.

Syntech performed a complete building-envelope reseal, including precision stone and marble sealant work and a full overlay of the existing lock-strip system. The resulting weather barrier was designed to protect both the building and the mission-critical infrastructure inside it.

Scope: Façade Restoration & Targeted Window Sealant Repair

Test First, Spend Less

The project involved a secure campus where façade work needed to be completed without disrupting ongoing operations. Initial assumptions suggested that the building might require a large-scale restoration project.

Instead of proceeding with that scope immediately, Syntech performed systematic leak testing to isolate the source of the water intrusion. Testing identified the problem at the window perimeters, allowing the project to be reduced to a targeted window sealant repair rather than a much larger restoration scope.

The approach helped address the actual source of the problem while maintaining operational continuity.

UCI Air-b Building

Scope: Full Building Envelope Reseal

Access Built Against the Clock

The Air-b Building required a complete envelope reseal before the rainy season, but the building did not have existing swing-stage infrastructure.

With the schedule already compressed, Syntech partnered with specialty access teams to design and fabricate custom swing-stage equipment capable of reaching the building's windows and eyebrows.

The project was completed on an accelerated schedule, allowing the building envelope to be fully resealed ahead of the rainy season.
